General Qualifications
1. Age Requirement
All applicants must be at least 21 years old or of legal age in the respective jurisdiction.
2. Proof of Identity
Each applicant and co-applicant must provide a valid government-issued photo ID, such as a driver’s license or passport.
3. Rental History
A positive rental history is essential. Applicants should not have a history of evictions, unpaid rent, or significant lease violations.
4. Income Verification
Applicants must provide proof of stable and verifiable income. The combined gross income of all applicants should be at least three times the monthly rent.
5. Credit Score
A credit check will be conducted on all applicants. A credit score of 700 or higher is generally required. However, applicants with lower scores may still be considered with an increased security deposit.
700-800 = Standard Approval*
600-699 = Conditional Approval* (typically requires double-deposit)
Below 600 = Credit scores below 600 will not be approved

6. Criminal History
A criminal background check will be conducted. Applicants with convictions for violent offenses may not be eligible for tenancy.
7. Pet Policy
If the property allows pets, applicants must adhere to the property’s pet policy. This may include pet deposits, monthly pet fees, and breed or size restrictions.
8. Application Fee
A non-refundable application fee of $100 is required per applicant to cover the cost of background checks and processing.
9. Application Approval
Approval of rental applications is based on the sole discretion of the property management company or landlord.
10. Lease Agreement
Upon approval, tenants will be required to sign a lease agreement outlining all terms and conditions of the lease, including rent, security deposit, and lease duration.
